Operator Safety Requirements

Our safety requirements are organized into four pillars that reflect the critical safety domains relevant to upstream oil and gas operations. Each pillar includes specific, measurable criteria that operators must demonstrate to qualify for and maintain partnership status.

Operator Safety Vetting

Every operator who develops our mineral interests is subject to a comprehensive safety evaluation before we execute a lease or commit capital. We evaluate Total Recordable Incident Rate (TRIR), Lost Time Incident Rate (LTIR), vehicle incident frequency, and near-miss reporting culture.

Emergency Preparedness

We require all operating partners to maintain comprehensive emergency response plans covering blowout contingency, fire and explosion response, hazardous materials release, and severe weather protocols. Plans must be reviewed and tested annually through tabletop exercises or field drills.

Contractor Safety Management

Operators developing our mineral interests must demonstrate robust contractor safety qualification programs. Subcontractors performing drilling, completion, workover, and facility construction activities must meet defined safety prequalification standards.

  • Contractor TRIR requirements aligned with operator safety standards

Process Safety

For operations involving high-pressure, high-temperature, or sour gas conditions, we require operators to maintain process safety management (PSM) programs that address hazard identification, risk assessment, mechanical integrity, and management of change.

Our environmental standards address the four primary environmental impact domains of upstream oil and gas operations. These standards are embedded as lease provisions and operator partnership requirements.

Air Quality & Emissions

  • Continuous methane monitoring using optical gas imaging (OGI) technology
  • Leak Detection and Repair (LDAR) programs with quarterly survey cadence
  • Vapor recovery unit (VRU) requirements for all tank batteries
  • Pneumatic device conversion from high-bleed to low-bleed or instrument air
  • Routine flaring minimized through gas capture infrastructure requirements

Water Resource Protection

  • Baseline water quality testing of domestic wells within defined radius prior to spud
  • Closed-loop drilling fluid systems to eliminate reserve pit construction
  • Produced water recycling rate targets above basin-specific thresholds
  • Freshwater sourcing assessments in water-stressed basins
  • Stormwater management and erosion control plans exceeding NPDES requirements

Waste Management

  • Drill cuttings management per state regulations with preference for beneficial reuse
  • Hazardous waste minimization and proper manifesting for all RCRA-regulated materials
  • Produced water disposal well monitoring and compliance with UIC program requirements
  • Chemical inventory management and Safety Data Sheet (SDS) availability on location

Land & Biodiversity

  • Pre-construction wildlife and habitat surveys for pad siting in sensitive areas
  • Threatened and endangered species consultation where required by ESA
  • Cultural resource surveys and Section 106 compliance for federal mineral development
  • Surface reclamation plans with defined timelines, re-seeding specifications, and success criteria
